Buying Guide 
Please be advised that this is a general outline and these procedures and fees can change.
1. Once you have made the decision to purchase a particular property, we will go to the Land Registry Office and verify the deeds against the area maps to ensure all is in order. The Deed (Tapu) is the officially recognised document of property ownership. 
2. When all is verified at the Registry Office, and the purchase price & conditions agreed upon, the Purchaser should appoint a lawyer who will draft a contract of intent to purchase. You will be provided with a copy of this contract.
3. At this time, you will be required to pay a deposit on the property of usually 10%. 
4. The Land Registry Office provides documentation on the property details, which are then forwarded along with a letter, a notarized copy of your passport and 2 photographs to the Military Headquarters in Izmir for clearance. They will verify that you are able to purchase property in Turkey and ensure the property doesn't fall within a Military zone. This process can take several weeks.
5. Before you leave Turkey, it is advisable to obtain a tax number from the Tax Office in Bodrum (needed to open a Turkish bank account) and then open a bank account in Bodrum to enable you to transfer the balance of funds. 
6. When permission has been received and the documents returned, we will contact you to arrange your return to Turkey and the transfer of funds. 
7. Upon your return to Turkey, we will then proceed to the Deeds Office along with the Seller where the Property Deed will be transferred into your name (a translator is provided). At this time, you are required to pay approximately 3% of the purchase price written on the land title. Once the Deeds Office has processed the paperwork, we return for the exchange of the Deed and the balance of payment is given to the Seller.
8. Now that you are a new homeowner, the next step is to have the electricity, water and telephone transferred to your own name, as well as arrange for home and content insurance, and property maintenance if necessary.
